We have consulted at hospitality properties throughout North America and have established a track record of success. In fact, Starwood Hotels & Resorts Worldwide, Inc. engaged us to perform full operational assessments of the parking operations at all of Starwood’s owned and managed properties in North America. The project encompassed over 200 properties and took a team of 15 of our professionals nearly three months to complete. As a result, Starwood has retained us to asset manage the parking operations of a subset of those properties. The success of this endeavor has bolstered our presence as a top national hospitality company and demonstrated that no property is too large or too demanding to benefit from our services! The UHPS signature product is the Parking Meter™—a full financial, operational and contractual assessment of a property’s parking operation. Our analyses often reveal opportunities to improve parking revenue and gross profit by 25 to 50 percent or more, yielding in many cases several hundred thousand dollars of recurring annual cash flow. The typical Parking Meter™ involves a professional market analysis—including surveys of competitive parking rates, analyses of off-site vehicle storage options, and the investigation of creative alternatives for employee and tenant parking. We also gather historical financial results of operations, review and negotiate contracts with third parties, assess guest service levels, manage expenses, and implement budgets. In addition, we implement proper labor forecasting models that delicately balance the minimization of labor expenses with the need to be properly staffed to ensure guest service is never compromised. All told, our efforts are designed to achieve two main goals: ensure guests receive the same treatment on the curb and at the front door that they would expect inside the hotel, and improve the profitability of hotel parking assets.
